James’ Cottage

Dunchurch, Parry Sound  ⁠|⁠  COTTAGE  ⁠|⁠  1.5 Acres, with 150' feet of water front  ⁠|⁠  GRANITE STAIR CASES

The scope included the construction of two custom granite staircases and a couple of flagstone walkways that now provide safe, elegant access throughout the property.

The site presented a bit of a challenge. Portions of the property were saturated with water, creating a bit of a drainage issues that had to be addressed before any structural work could begin. We carefully engineered and installed drainage solutions to manage the wet areas and prevent future erosion or pooling. Adding to the complexity, the property was criss-crossed with existing water lines. Every trench and excavation was meticulously planned and dug in sections to avoid any damage to the underground infrastructure.

Compounding the technical challenges was the timing. The project extended into late fall, with days dropping below freezing and snow arriving before we could finish. Our crew worked efficiently early mornings and late nights through the cold and slippery conditions, maintaining the same high standard of craftsmanship even as winter closed in.

To ensure long-term stability, we installed five tons of one-inch clear stone as a solid and compacted, well-draining base beneath all the flagstone and granite work. This heavy-duty foundation, combined with precise grading and our custom drainage network, ensures the walkways and staircases will perform beautifully for years to come, regardless of Parry Sound's freeze-thaw cycles.

Despite the wet terrain, buried utilities, and harsh end-of-season weather, the project was completed on time and to the client’s complete satisfaction. The result is a clean, natural-looking hardscape that blends seamlessly with the cottage’s rugged shoreline setting while solving the site’s drainage problems for good.
